As we all know, lending requirements seem to change on a daily basis, making it more and more difficult for home buyers to qualify. Homebuyers searching for homes in Phoenix Metro Area are now being forced to jump through yet another hoop. Even though the buyer is qualified with a lender and has the proper documentation to prove it, many of bank owned properties are now requiring buyers to get pre-qualified with the seller’s bank. For instance, if the seller is Bank of America, the buyer is being forced to obtain a pre-qualification from Bank of America. We are being told that the seller will NOT even consider the offer without their banks pre-qual. Obviously, it is the banks under handed attempt to get the buyers to do business with them. When they apply, the bank offers them free appraisals and waives the application fees if they switch over. This practice has been going on for quite a while now, but has become more and more prevelant as of late. And unfortunatley, most buyers looking for bank owned homes for sale in Surprise AZ will have to deal with this situation at one time or another. It has become quite an inconvenience and has caused unneccessary delays in submitting offers.

Our market is moving very quickly in Surprise AZ, with most homes in the under $125k range going under contract in less than a week. In this fast paced market it is imperative that offers be submitted as quickly as possible. If a qualified buyer is forced to get approval from another bank, 9 times out of 10, their offer is going to be delayed. How many times have we called the bank to get no answer! And forget it if it happens to be a weekend! Now you have to wait till Monday! The whole thing stinks and smells like a RESPA violation to me. But who can you complain to? The banks are making the rules and running the game. If your buyer wants that house then they have to play their game.
